How It Works In A Nutshell
We lease your property directly under a long-term head-lease and operate it as part of our co-living network. We become the principal tenant, and all occupants contract with us under our co-living license model. You only ever deal with us – not individual occupants.
If required, we handle light improvements such as painting and minor works to prepare the property for co-living. We manage the day-to-day running of the home under our own model and take full responsibility for occupancy, furnishing, and operations.
We lease a wide range of properties including homes, boarding houses, former hotels, and commercial-use buildings suitable for shared living.
Your guaranteed lease payments commence as soon as the property is ready for occupation, which may be immediately upon signing the head-lease.

Co-Founder/Director
Real Living Co-Living was started as a joint-venture between Derek and Morgan to bring together the skills of both parties. Derek has double degrees in Law and Commerce and has previously worked in the financial services industry.
Rupert Piggin
Rupert has over 25 years of experience in the Sydney property market, particularly across the inner-city and Eastern Suburbs. As Business Development Manager at Living High Co-Living, he focuses on securing new property opportunities and building strong relationships with property owners.
He has extensive experience in commercial and retail leasing, as well as residential and commercial property sales, including involvement in development site amalgamations and strategic transactions.
Rupert is known for his strong work ethic, straightforward approach, and ability to consistently deliver on his commitments.
Sophia Russell
General Manager
Hailing from New Zealand, Sophia’s career started out in the business 8 years ago as a leasing manager and over time developed a 360 view of the business propelling her to take a management role and eventually becoming one of the directors. Sophia’s hardworking and enthusiastic nature to co-living homes is evident in her daily communications with all stakeholders.
